Exterior painting built for the Santa Clara Valley
Exterior paint has a harder job than interior paint. It takes months of dry, intense sun, then a wet season from roughly November through April, and the surfaces underneath keep moving. Stucco develops hairline cracks, wood trim dries out, and caulk shrinks away from window frames. Paint applied over those problems peels early, so the repair work is what decides how long the job lasts.
Stucco is the dominant exterior in San Jose, from postwar ranch homes to newer two-story builds, with wood siding and trim on bungalows and older neighborhoods. Each surface is prepared differently: stucco is washed and its cracks are patched and sealed, while wood is scraped, sanded, spot-primed and caulked at the joints.
Our project photos include two-story exteriors set up on scaffolding, which is how we handle second-story walls, eaves and gables safely and evenly. Gabriel walks the house with you, flags what needs repair before painting, and agrees on a color plan for body, trim and doors.

Signs your home needs exterior painting
Look at the sun-facing walls first, usually the south and west sides:
- Chalking: rub your hand on the wall and a powdery residue comes off, which means the paint binder has broken down.
- Peeling, bubbling or flaking paint on trim, eaves, fascia and window sills.
- Hairline cracks in stucco, especially around windows, doors and the corners of the house.
- Bare or gray wood on trim, fences-to-house connections and porch railings where the finish has worn away.
- Mildew or green staining on shaded walls under trees or along the north side of the home.
- Faded color that makes the house look older than it is, or a listing coming up where curb appeal matters.
How an exterior painting project works
- Inspection and color plan
We walk the whole exterior, note cracks, rot, failing caulk and areas that need extra prep, and settle colors for body, trim and doors.
- Wash and scrape
Dirt, chalk, mildew and loose paint are washed and scraped away so the new coating bonds to a sound surface.
- Repair and caulk
Stucco cracks are filled and sealed, damaged wood is repaired, and gaps around windows, doors and trim are caulked.
- Protect and prime
Windows, fixtures, plants and walkways are masked or covered, and bare wood and patched areas are primed.
- Paint the body, then the trim
Two coats of exterior paint go on, using ladders or scaffolding to reach second stories, followed by trim, doors and details.
- Final walk-through
We check the finish in full daylight, touch up, remove masking and clear the site.
What affects the cost of exterior painting
We quote after seeing your home in person. These are the main price drivers:
Stories and access
Two-story homes, steep lots and tight side yards call for scaffolding or longer ladder work.
Surface type
Stucco absorbs more paint and needs crack repair; wood siding needs scraping and priming. Mixed surfaces mean mixed prep.
Repairs before painting
Rotted trim, widespread stucco cracks or heavy peeling add repair time to the job.
Trim, eaves and doors
Painting only the body costs less than body, trim, fascia, eaves, garage and entry doors together.
Color change
A big jump from dark to light, or the reverse, can call for primer and an extra coat.
HOA or city requirements
Some communities require approved colors or submittals before work begins, which can affect timing.
Why choose De La Mora Painting for exterior work
You are quoted by the painter
The person who inspects your stucco cracks is the person deciding how to fix them.
Repairs are part of the plan
Cracks, caulk and wood damage are addressed before paint, not covered over.
Safe second-story access
Scaffolding and ladders are set up properly so upper walls and eaves get the same care as ground level.
Respect for your property
Landscaping, windows and walkways are protected, and the site is cleaned up at the end.

Where we do this work
We paint exteriors across San Jose, where stucco homes dominate, and in Saratoga and Los Gatos, where shade from mature trees affects how exteriors age. We also work in Campbell and Santa Clara. Want fresh front doors to go with it? See door painting and refinishing.
Exterior Painting FAQs
When is the best time of year to paint a house exterior in San Jose?
The dry season, roughly May through October, is the most reliable window because surfaces stay dry and paint cures properly. Fall can work well too. We schedule around forecasted rain, and wet weather in winter and spring can delay start dates.
How long does exterior paint last on a San Jose home?
It depends on the surface, the paint and how much sun the wall gets, but a properly prepared and painted exterior commonly lasts around 7 to 10 years. South and west walls with direct sun usually show wear first.
Do you paint stucco, and do you repair the cracks first?
Yes. Stucco is washed, hairline cracks are filled and sealed, and any bigger damage is flagged before painting. Painting over open cracks lets water in and the new paint fails early.
Do I need HOA approval before repainting?
Many communities require approved colors, so check with your HOA before choosing. If a submittal is needed, tell us up front so scheduling accounts for the approval.
How do you protect my landscaping and windows?
Windows, fixtures and walkways are masked or covered, and plants near the walls are covered or moved back where possible. We clean the site at the end of the project.
What happens if it rains in the middle of the job?
We stop exterior painting when wet weather is expected, because wet surfaces and cold, damp conditions hurt adhesion. We then pick up where we left off once the surfaces are dry.
