Commercial repaints are about schedule and protection
Painting a commercial space is not just a bigger version of painting a house. The walls are long and continuous, the ceilings are often acoustic tile or exposed, the floors are carpet that has to be protected, and the space usually has to be back in use quickly. A good commercial repaint is judged by how little it disrupts the people working there.
The Santa Clara Valley is full of office suites, business parks and multi-tenant buildings that turn over regularly. Each tenant change, lease renewal or remodel is a reason to repaint corridors, suites and accent walls, and property managers want it done to spec and on time.
Our project photos include a long office corridor with carpet protected and the walls being repainted, open-plan offices with an orange accent wall cut cleanly against gray, glass-fronted offices and a hallway where new drywall partitions were finished and painted. Gabriel handles both the painting and the drywall finishing that comes before it.

When a commercial space needs repainting
Property managers and business owners usually call at one of these points:
- A tenant is moving out and the suite has to be turned over in fresh, neutral paint.
- A tenant improvement adds partitions or offices and the new drywall needs finishing and painting.
- Corridors and shared areas are scuffed from carts, bags and daily foot traffic.
- A rebrand calls for new accent colors in the lobby, reception or conference rooms.
- A lease renewal or sale is coming up and the space needs to show well.
- Water damage, repairs or a remodel has left patched walls that no longer match.
How a commercial painting project works
- Site walk and scope
We walk the space with the owner or property manager, measure the areas, and confirm colors, sheens, access and any specifications you have.
- Schedule around the business
Work is phased by area and timed around when the space is occupied, so employees and customers can keep working.
- Protect floors and furnishings
Carpet, desks and equipment are covered or moved, and corridors and entrances are protected from traffic.
- Repair and prep
New drywall is finished, holes and dings are patched, and glossy or damaged surfaces are sanded and primed.
- Paint to spec
Walls, doors and accent colors are painted in even coats with clean cut lines at ceilings, glass and trim.
- Punch list and handover
We walk the finished space with you, fix anything on the list, and clear the site.
What affects the cost of commercial painting
Commercial quotes depend on scope, schedule and access:
Total square footage and wall height
Long corridors and tall walls add area, and higher ceilings may need lifts or scaffolding.
Occupied versus vacant
Working around employees or customers takes careful phasing and more protection than painting an empty suite.
After-hours or phased scheduling
Evening or weekend work and multi-phase schedules affect labor planning and cost.
Drywall finishing and repairs
New partitions and patching need finishing before paint, which adds time but gives a better result.
Colors and accent walls
Several colors, deep accent tones and precise cut lines take more time than a single neutral.
Specifications and product requirements
Property managers may specify a paint brand, sheen or low-odor product, which can change material cost.
Why choose De La Mora Painting for commercial work
Painting and drywall finishing together
New walls are finished and painted by one contractor, not handed between trades.
Clean lines on accent walls
Our photos show bold orange and blue accent walls cut sharply against neutral colors.
Floors and furnishings protected
Carpet is covered along corridors and workspaces before any paint is opened.
A single point of contact
Property managers speak with the painter directly about schedules, access and changes.

Commercial Painting FAQs
Can you paint an office while employees are working?
Often yes. Work can be phased by area so most of the space stays usable, with extra protection along walkways and at entrances. Tell us your hours and busy periods and we will plan around them.
How do you protect carpet and furniture in an office?
Carpet and floors are covered along work areas and corridors, furniture is moved or draped, and paint is kept off glass and fixtures with masking. We protect first and open paint second.
Who chooses the colors and sheens for a commercial repaint?
You do, often with a property manager or designer. We can work from a specified paint brand and color list or help you choose finishes that are durable enough for high-traffic corridors.
Do you handle drywall repairs before painting?
Yes. New partitions, patches and damaged areas are finished and sanded before paint goes on, so the final walls are smooth and consistent.
How is a commercial quote different from a home quote?
It reflects square footage, schedule, access and protection requirements. A suite vacant between tenants costs differently than an occupied office that needs phased work. We quote after walking the space.
